In 10 minutes or less, you can reach shopping centers like Target, Walmart, or places like Lake San Marcos, St Mark Golf Club, and several more.

Business Parks

The intersection between El Camino Real and Palomar Airport Road is one of the main points to which many people travel every day to work. Hundreds of companies are in the entire area surrounding Mc Clellan airport, which is very important. Living in San Marcos gives people the ability to access quickly and without depending on the highways.

La Mirada Academy

La Mirada Academy educates students by fostering global and cultural awareness.

The school’s transition from a K-5 elementary to a K-8 international baccalaureate program will include rebuilding the school’s multi-purpose room and new fields. The project’s budget was $17 million.

Palomar College

The main 200-acre (0.81 km2) campus of Palomar College is located in northern San Marcos. It is a public two-year community college and is a member of the California Community Colleges system. It enrolls approximately 30,000 full-time and part-time students. Palomar offers more than 250 associate degree and certificate programs.

San Marcos High School

An antiquated school transformed into a modern, multistory campus. San Marcos school officials in California needed to bring their oldest school into the 21st century and expand facilities for a growing student body. School and community meetings produced a vision that would replace the outdated one-story complex serving 1,800 students with four multistory buildings for 3,000 students.

San Marcos University

CSU San Marcos offers 62 bachelor’s degrees, 15 master’s degrees, an Ed.D. program, and 13 teaching credentials. Also, CSU San Marcos offers a “special major” option to those students who wish to design their own undergraduate major. The university has four colleges: the College of Business Administration; the College of Science and Mathematics; the College of Humanities, Arts, Behavioral and Social Sciences; and the College of Education, Health and Human Services.

Sunset Park

It offers 19-acres of well-maintained space that includes an off-leash dog park and a disc golf course. The younger children will enjoy the splash pad and the two tot lots. Sunset Park also has a theater and an indoor soccer arena. Hikers, bikers, rollerblades, and others will enjoy the trails routed through the park.

Just 15/20 minutes from San Marcos, you can enjoy the beautiful ones like Moonlight State Beach. Further on are Leucadia State Beach and Carlsbad State Beach until you reach Oceanside City Beach. In addition to the beach, we will also find different gastronomic and entertainment offers.

The list is too long to name them all. San Marcos is a city where the supply of services seems endless. That gives the possibility of having quick access to anything a person needs.

San Marcos has beautiful places to have fun and enjoy the landscape, such as Lake San Marcos or Double Peak further south. Also, at just 10 minutes, Legoland is one of the most popular parks for children. Adults can visit Stone Brewing World Bristo & Gardens in Escondido.

Discover San Marcos

Located in northern San Diego County’s beautiful foothills is San Marcos, a progressive community of more than 95,000 residents who enjoy a fantastic quality of life.

Although San Marcos has experienced rapid growth over the last decade, it maintains the small-town atmosphere and values that attracted so many new residents.

Home to Palomar College and California State University San Marcos, the City has also become the heart of San Diego North’s education.

San Marcos works diligently to maintain its low crime rate and consistently ranks as one of California’s safest cities. It also has some of the best fire emergency response times and achieved a Class 1 Public Protection Classification rating, the highest level of recognition available from the Insurance Service Organization.

A dedication to parks and community services is another priority for the City of San Marcos. In addition to its rich recreational and cultural programs for children, teens, adults, and seniors, the City has constructed 60 miles of trails, 29 new parks, and 11 recreation centers over the past 25 years.

The median home value of single-family homes and condos in 92078 is $678,912. This value is seasonally adjusted to remove outliers and only includes the middle price-tier of dwellings. 92078 home values have gone up 4.2% over the past year, and Zillow predicts they will rise 4.3% within the next year.

With the zoning update in the city of San Marcos. A  subdivision development like Loma Libre becomes an excellent plan. From the city perspective, it is a perfect opportunity to add more properties and thus be able to meet the goals established year after year. In the space where today is living one family, they could be living more than ten.
From the investor’s perspective, it is a perfect opportunity to maximize the investment. The new zoning update would allow to subdivided into more properties than what was possible up to now.

Tentative Lots Division

The following is an estimated subdivision of the land according to previous cases in the same city. The estimated subdivision is with the minimum number of lots possible, although with the updates in the zoning, it would be possible to increase the number.

City Blueprints

This is a blueprint provided by San Marcos city where you can see the current division of the lots; it should be noted that just behind the lots that would form LOMA LIBRE appears a previously approved subdivision that was used for the subdivision of the tentative lots.

Tentative Subdivision

According to previous study cases, the minimum number of lots for LOMA LIBRE is 8, but with the possibility of being 10, since the zoning allows it. The feasibility study carried out with a subdivision of 8 lots showed positive results for the development.

Total Dimensions

LOMA LIBRE’s total area is 5.65 acres, located in a rectangular shape. The dimensions of the lot are 443 ft. in width and 530 ft. long, so It Allows symmetrical subdivisions and them of a similar size.

Lots dimensions

Each subdivision would have an estimated area of almost half an acre, depending on its location. The front two lots are more extensive with 3/4 acres, and the back lots are the smallest, with an area of 1/2 acre. This distribution could subdivide the first two lots into four lots since the zoning allows it.

ADU Ready

Each subdivision in LOMA LIBRE is prepared to build a primary residence and an accessory dwelling unit (ADU). Thanks to the Senate’s new laws, this is possible, and optionally also, a junior accessory dwelling unit (JADU). To know more about this, you can click here.

Study Cases

Right at the back, you will find an eight lot subdivision, the first subdivision in the area. After that, the newer projects have been divided into smaller properties like those on the other side of Sunset Park. New subdivisions are being building throughout San Marcos. They help to fight the housing problem.
